Outdoor Amenities that Will Shorten Time on Market and Drive Premiums

In recent years, real estate agents have been working with buyers to accommodate their searches in fulfillment of a trend that shows no signs of waning: a strong demand for homes with extraordinary outdoor living spaces.

Moreover, buyers want outdoor amenities that can be enjoyed throughout the year, not just seasonally. Outdoor spaces are a more important consideration than ever; no longer just an amenity for a vacation home.
There has been a change in mindset about the function of a primary home.  It has now become a place where people not only live but also work, play and entertain.

The amenities that help shorten days on market:
1. Pools, spas & waterfront feature
2. Outdoor kitchen - pizza oven a plus
3. Outdoor fireplace with exterior seating area
4. Covered outdoor kitchen with wet bar Tennis or Multi-sport court

In areas where septic tanks and leaching fields limit use of the yard, it's like searching for a needle in a haystack looking for a level lot for with septic optimally sited for clients to install a pool in their intended yard.
I've even had some investigate the cost of completely reconfiguring the septic plan, which is feasible only on larger parcels, and not as expensive an endeavor as one would think.
If you've been weighing the pros/cons of building a pool or some other feature, - My advice - before you list, get the permits.  Eliminating the doubt for your buyer will be the second best thing to having the pool already there. 
And if you can afford it, do it now so you can enjoy it before cashing in the return on investment later!
